Marijuana’s Hot Investing Opportunity? It’s Real Estate

November has been a game-changing month for the cannabis industry, in both political and financial circles.

On Election Day, four states approved recreational marijuana for adult consumption and four other states voted yes on medical marijuana programs. It was a clear, historic mandate for marijuana enthusiasts and patients from Maine to Florida to California.

History was also made in the financial markets this month when the New York Stock Exchange approved the first publicly traded cannabis REIT: Innovative Industrial Properties.

A First For The Country

A REIT, or real estate investment trust, is a company that owns income-producing real estate. Typically, REITs are commercial real estate entities that own office buildings, apartments, shopping centers, hotels, timberlands, etc.

Innovative Industrial Properties, based in San Diego but incorporated in Maryland, will become the first of these cannabis-related companies to be traded on the NYSE. It’s listing will be IIPR.

The move represents a milestone for the nascent industry and opens the door to institutional investors looking to participate in the fast-growing category.

“The marijuana sector is in the early innings and investors are looking for opportunities to invest in the industry. This will be the first ever marijuana-related IPO to be listed on NYSE,” said Carter Mansbach, president of Jupiter Wealth Strategies. “It’s a big step forward.”

Because marijuana is still considered federally illegal, banks are reluctant to participate in the industry. Investing in businesses have been fairly risky, making capital difficult to come by for budding companies. Real estate investing could be a game-changer.

“Our real estate investments will consist of primarily properties suitable for cultivation and production of medical-use cannabis,” company executives wrote in the prospectus filed in October with the Securities and Exchange Commission.

Innovative Industrial Properties will be purchasing large-scale industrial grow operations in various states to build its business — and provide much-needed seed money for the farmers.

Innovative Industrial Properties On The Forefront

The company has already made its first major investment with its purchase of PharmaCann’s New York cultivation facility. It also has non-binding letters of intent to purchase a cultivation facility in Illinois and four in California.

Other REITS exist,  but this will be the first on the NYSE.

Double Take Offers Laughs As Much As Brains In Zombie Universe

So often within the zombie world, we focus on the bad and the drama. We wonder how—or even why—people could survive in such a bleak, bleak world.

During our initial dive into Double Take’s comic universe, an expansion upon the world created by Night of the Living Dead, we focused on the imprint’s more dramatic offering. But surviving in a world full of mind-munching zombies can be funny, too.

Now while all the books seem to embody a light and funny attitude, several titles seem especially geared toward the funny, while still telling an interesting story set in the fictional Evans County, Pennsylvania. The first 3 issues of these stories and others can be read for free at Double Take’s website.

Through these very funny titles, Double Take really captures its expanded universe ethos, including fake ads and a letters page called Coast to Coast. They also include recipes which usually consist of two ingredients: 1 item of food (i.e egg roll, hamburger, meat pie etc.) and 1 slice of pizza. You’re then instructed to wrap the food item in the slice of pizza. It’s added “silly” things like this that make you feel like you’re in on a joke with a team of creators that are truly having fun.

Home Vol. 1: Lighter than Air

This would rank as my favorite book from Double Take so far. The conceit is somewhat of a switcheroo. The Foster family appears to be a typical 1960’s television family (think Leave it to Beaver). They’re all well-spoken, often quoting bible verses. From the beginning you get the sense that something is off about the Fosters.

That suspicion is confirmed when, during a trip to town, Paul and Claire Foster’s son Kevin is bitten by a zombie at Beekman’s Diner. They rush to University Hospital, where the doctors discover that Kevin is different and begin to dissect him. Luckily, the come to the rescue.  In a daring car chase, eldest Foster child Linda and her boyfriend Tim rescue Kevin, and return to the Foster Family Farm. They head for the hay silo, which—plot twist—is actually a spaceship.

The Fosters are secretly aliens attempting to fit in on Earth. So, they head for the next town where hopefully the story is continued for a second volume.

The artwork is consistent throughout and the book is filled with fun running gags, like Linda and boyfriend Tim, typical hormonal teenagers, always sneak off to “do it” but get interrupted every time. Tim must have the bluest balls in comics’ history.

Remote Vol. 1: Dead Air

As a lifetime Howard Stern fan, any stories about radio DJ’s immediately catch my attention. And that’s what Dead Air is really about. During the zombie attack on Evans County, Samantha Stanton is stuck in her radio station, and the show must go on. She remains on the air and puts her zombified crew back to work, training them to push buttons and do small jobs for “yum yums.”  As the hours pass, her ratings keep increasing, probably because she only has competition from two other radio DJ’s: a rock DJ and a Christian radio show.

The longer Samantha stays on the air, the raunchier her show becomes. Unsurprisingly, this upsets the Christian radio show host Virgil, who rounds up a posse of Hard Right Conservative Christians to march an attack on Samantha’s radio show. Their offensive succeeds, but I won’t spoil how Samantha survives. Though it’s a fun journey, the artwork seems a bit inconsistent from issue to issue, a detail that might smooth out with a second volume.

Dedication Vol. 1: Checked Out

Dedication is set in George’s Grocery Store which has been featured prominently in other titles. It’s a pretty light fare about how the store is run in the face of the ghoul outbreak. The ghouls barge into the grocery store after hours, eating poor George out of house and home. But this is a zombie universe so expect the unexpected: The teens working for George acquire super powers.

George switches gears and attempts to capitalize on the ghoul outbreak by buying up all the stores in town, forming his own conglomerate, making huge profits as a result. (A nice continuity touch: They play Samantha’s radio show from Remote: Dead Air throughout the story.) As bad as the ghouls are, the true monsters in this narrative are the humans. The regular non- customers are legitimately more of a pain in the ass than the zombies.

This book boasts the best cover art of all the Double Take titles and the artwork inside is great as well. The coloring really stands out, making it that much more enjoyable.

 

Denver Becomes First City in U.S. To Allow Marijuana In Bars

It’s official: Denver will become the first city in the United States to legalize the use of marijuana in social settings such as bars, cafes and restaurants.

Residents of the Mile High City voted in favor of Initiative 300, a measure that will allow businesses to acquire city-issued permits to create “cannabis consumption areas.”

It took more than a week after the election to announce the victory because of the tight vote. But as of Wednesday, support for the initiative is at 53 percent with about 5,000 votes to be counted.

The new law will allow private businesses to establish designated areas for adults to consume marijuana — with a few exceptions:

  • Customers will have to supply their own cannabis. The businesses cannot sell it.
  • Smoking will not be allowed inside the premises, but vaporizing will.
  • Outdoor patio smoking may be allowed.
  • Locations must receive the approval of neighbors.

“This is a victory for cannabis consumers who, like alcohol consumers, simply want the option to enjoy cannabis in social settings,” Kayvan Khalatbari, lead proponent of the initiative. “This is a victory for the city of Denver, its diverse neighborhoods and those who don’t consume cannabis, as it will reduce the likelihood that adults will resort to consuming in public.” Khalatbari said Denver businesses could start opening their doors to cannabis enthusiasts by late January.

Colorado became the first state to allow for recreational marijuana sales on January 1, 2o13. But the law was unclear about public use. Tourists coming to Colorado have no problem purchasing cannabis products, but often struggled to find a place to consume it. The new law will provide places for tourists and residents alike.

“This is about personal responsibility and respecting adults who want to have a place to enjoy cannabis,” Emmett Reistroffer, a Denver marijuana consultant told the Associated Press.

Texas To Decriminalize Marijuana In 2017? A Breakdown Of The Plan

Here’s a shocker: Texas lawmakers are fighting to decriminalize marijuana next year. Yes, Texas.

The American South — and Texas in particular — has always been a bit late to the party when it comes to marijuana legislation and enforcement. For years, the punishment for possession is harsher in Southern states than anywhere else in the nation.

And Texas is currently one of the most egregious for marijuana offenders. Possession of even a small amount (up to two ounces) is considered a misdemeanor that can land you behind bars for six months and a fine of $2,000.

But the tide is turning. And in 2017, all eyes will be on the Lone Star State.

Here’s A Look At The Various Plans That Have Been Filed:

  • House Bill 58 by state Rep. James White, R-Woodville, will create a specialty court for certain first-time marijuana possession offenders based on the principle that first-time defendants are often self-correcting. The measure is intended to conserve law enforcement and corrections resources.
  • State Rep. Joseph Moody, D-El Paso, filed House Bill 81, which aims to replace criminal penalties for possession of up to an ounce of marijuana with a civil fine of up to $250. The bill also allows Texans to avoid arrest and possible jail time for possessing a small amount of marijuana.
  • State Rep. Harold Dutton Jr., D-Houston, filed House Bill 82, which aims to classify a conviction for possession of one ounce or less of marijuana as a Class C misdemeanor instead of Class B. However, if a person is convicted three times, it would revert back to a Class B misdemeanor.
  • State Sen. José Rodríguez filed Senate Joint Resolution 17, which will allow voters to decide whether marijuana should be legalized in Texas, following the pattern of a number of states.
  • Senate Joint Resolution 18, also authored by Rodríguez, will allow voters to decide whether to legalize marijuana for medical use if recommended by a healthcare provider.
  • Rodríguez also filed Senate Bill 170, which will change possession of one ounce or less of marijuana from a criminal offense to a civil one.

Will More Red States Decriminalize Marijuana?

Texas is not the only southern state changing its tune. On Election Day, Arkansas and Florida both voted in favor of medical marijuana programs.

“This is a major tipping point,” said Tom Angell of Florida’s vote. “With Florida’s decision, a majority of states in the U.S. now have laws allowing patients to find relief with medical marijuana, and these protections and programs are no longer concentrated in certain regions of the country like the West and Northeast.”

With Texas and Florida, the two most influential states in the South getting on board the cannabis train, it appears likely that the entire region will soon catch up.

“Most states outside the South already have legal medical marijuana, but the overwhelming victory today in Florida is likely to accelerate the momentum for reform throughout the region,” said Ethan Nadelmann, executive director of the drug reform group Drug Policy Alliance.

Texas Gov. Greg Abbott has indicated that he is opposed to these measures, so the battle is far from over.

Taylor Swift might make a hip-hop/R&B album

Poke around the internet long enough and you’re sure to stumble into an outlandish story you’re praying isn’t true. The fake and real blur online, especially with the news. Mark Zuckerberg knows that. But thankfully rumors aren’t always true. Some rumors surface, causing a stir, and are never heard from again. Some rumors never trend.

Then there is a rumor like the following: Taylor Swift’s next album will be “a real mix of edgier hip-hop and R&B sounds.” Please allow us to walk you through the normal reaction to such an announcement.

Can I trust if this is real?

That answer is complicated. The (are these scare quotes big enough?) “news” that Taylor Swift is going hip-hop comes to us from British tabloid The Sun. Chances are you’re suspicious. You should be.

But everyone has already ran with it, at least entertaining that it’s a possibility. In other words, yes, a universe exists in which Swift becomes a (gulp) sensual, crooning R&B sanger and another where (gulp again) Taylor Swift raps. A third universe exists where these two universes collide and that’s what we call the apocalypse.

So we’re saying there’s a chance.

Yes she has. Back in 2009, still a country sweetheart, Swift attempted her first big crossover. It was a song called “Thug Story,” a rap parody of her hit song “Love Story.” In it, Swift jokily raps, “I’m so gangsta you can find me baking cookies at night / You out clubbing? Well I just made caramel delight.”

An ongoing theory made up by me 30 seconds ago is that Taylor has been exploring a hip-hop image for some time now. Following the mega-success she found after ditching country and going pop on 2014’s enormous 1989 record, she wanted to make another big move. What’s bigger than pop music? Nothing. But the biggest genre after that? Hip-hop, duh. So Taylor flirted with the possibilities of a new image through her 1989 music videos.  

Exhibit A is the above GIF from her “Shake it Off” music video. Here, you can see the young Taylor crawling through twerking booties, really digging into the thickness of it all, learning what rap’s all about. She’s literally exploring what being hip-hop means. Say what you want about Tay Tay—“something, something loose appropriation”—but she really trusts the process.

Below is Exhibit B, cut from her (“iconic” doesn’t mean anything anymore) iconic music video “Bad Blood.” Just try not to says she’s not ready to create those “urban sounds” now.

Now you’re asking the important questions. This rumor was built on another rumor that is certainly PG, but should be rated NC-17: Taylor Swift and Drake might be dating. Yes, I’ll wait for you clean that puke off your screen. Good? Okay: Drake invited Taylor Swift to his 30th birthday party and introduced her to his mother and inner circle, sparking up the rumor mill.

Apparently it’s Drake who has been helping Taylor explore these hip hop and rap sounds, potentially collaborating on some tracks together. If this is true, these records will be wholly insufferable and you will hear them approximately 70 times a day. Even if you go off the grid, drones will fly by, blasting these songs, because a “Draylor” (yep, that’s we’re calling them) collaboration will be inescapable. So. You excited?

Dwayne “The Rock” Johnson is one of the hardest-working men in Hollywood. He has saved many franchises and will save many more. He is also the highest-paid actor in the world, according to Forbes.

Now, People magazine named Dwayne Johnson “The Sexiest Man Alive.” It is an accolade wholly earned, and fully meaningless.

Rogue Emu Nabbed By Cops After Daring Escape From Farm

Yesterday morning, an emu made a daring escape from a farm in Haymarket, Virginia. The lanky bird’s taste of freedom was unfortunately brief, as local police were able to recapture it without incident.

While emus are sometimes aggressive, a spokesman for the Prince Williams County police department told the Washington Post that this particular one was calm, perhaps because of his hopefully glorious time outside of confinement.

“It was pretty docile,” Prince William County police spokesman Jonathan Perok said.

Birds On The Run

The emu was one of several that tried to escape. The Prince William County police department tweeted: “Several EMUs tried to make a break for it this morning but were apprehended near Chimneys West Drive by Officers Fields and Stoll. Thankfully foot pursuits were not necessary although the radio traffic would have been #Emusing. (No emus or officers were harmed in the making of this spectacle)”

We sincerely hope the emu was able to make the most of his time off the farm.

On The Tonight Show last week, Blaine assured Fallon, Questlove, Captain Kirk Douglas, and Black Thought that he would keep things simple. At the afterparty for one of his live performances, Blaine sends Snoop’s mind up in smoke with a series of card tricks. Anna Farris is also there, watching on in surprise.

3. Serena Williams

“I’m kind of scared of magic tricks,” the tennis legend says at the beginning of the clip. By the end of the trick, we learn that she was right to be wary of Blaine and his kind.

2. Drake, Dave Chappelle, and Steph Curry

For this “trick,” Blaine essentially expanded on his finale on The Tonight Show by regurgitating not one, not two, but three live frogs from his stomach. While it’s a similar trick to the one he pulled on Fallon and the Roots, the reactions of Drake, Chappelle, and Curry make it much more entertaining.

If it’s a small party, making it BYO-Tableware is an easy way to avoid killing our already compromised environment any more with paper plates. If you and your roommates happen to have way too many pieces of silverware, plates, and cereal bowls to count, bring them along — or offer to stop by a thrift store on your way and pick up an eclectic mix of table settings pre-party. Wash, dry, and re-donate them the next day; think of it as rental for tableware.

If you have an overflowing cabinet of storage containers, extra takeout boxes, and plastic bowls from too many thai curry takeout nights. Load these into a bag and bring them to the gathering to stash extra food at the end of the night. Leftovers, after all, are the whole point of Thanksgiving dinner.
